That’s the prediction of developer Peter Mitchell, whose faith in Murwillumbah is poised to turn the northern New South Wales town into a major industrial-property success story.
Industry Central is a $350 million, 55ha, master-planned estate that will cater for a wide range of uses, from warehousing to distribution, manufacturing and service industries.
“The Gold Coast is becoming overpriced and overbuilt, and savvy commercial investors are looking for smarter options,” said Mr Mitchell.
"Industry Central is the most affordable new commercial investment opportunity in the greater Gold Coast region.
“The Tugun bypass has made Murwillumbah unbelievably accessible. It’s a short drive to Byron Bay, the Gold Coast and Brisbane and is in close proximity to the international Gold Coast Airport.
“The Pacific Highway, which carries more than 70 per cent of the Sydney to Brisbane traffic, is virtually at Murwillumbah’s front door.
“The area has large land masses and ample water, and all the other ingredients needed to create sustainable development are falling into place.
”While the lean business climate has struck some commercial developers hard, it’s proved a boon for Mr Mitchell. Land prices averaging $200/sqm with prices starting from $165/sqm are attracting major operators looking to cut costs.
“The price is right,” said Mr Mitchell. “In the past fortnight we’ve had ten inquiries on Industry Central. “There are not many people getting inquiries in the midst of this financial hiatus.
”Mr Mitchell said Industry Central was in an appealing area for workers. He conservatively estimated that the estate will have created 100 full time jobs by the end of the year and said relocating businesses would have a deep pool of talent to choose from.
“Industry Central is in the heart of the most popular sea-change destination in Australia, with affordable housing, endless lifestyle choices and great beaches on the doorstep,” he said.
“Young mums and dads with families are moving to the area and they aren’t transients.
“They are here for the long haul and want real jobs so they can fulfil their responsibilities and take advantage of the lifestyles on offer.
”The level and breadth of service offered by Mr Mitchell is another aspect that sets Industry Central apart from other developments. He specialises in buildings designed and built to the requirements of tenants or owner-occupiers, and can even offer financing.
“The banks aren’t lending as much, but businesses still need to expand so I’m bridging that gap with my own money,” he said.
“I can offer great financial packages on interest rates, terms and conditions.
”International company Rhino Linings is one major player to have taken up the design and construct option at Industry Central.
“We secured a great price for them on the land and designed their building specifically to suit their needs,” said Mr Mitchell.
